WhatsApp assistant for UK estate and letting agents
An assistant on the agency’s own WhatsApp number answers buyers, renters and sellers when nobody in the office can: in the evening, at weekends and while negotiators are out on viewings. It asks what they are looking for (buy, rent or sell, the area, the budget, when they want to move), offers a viewing or valuation slot with the right negotiator, and sends the negotiator a note.
It never confirms that a property is available or states a price, never invites an offer above the advertised rent, and asks every renter the same questions, so nobody is put off for having children or receiving benefits. Those Renters’ Rights Act rules apply in England from 1 May 2026 to anyone acting for the landlord. The number, the Meta account and the conversations stay the agency’s.
How it works here
Out of hours first
Outside office hours the assistant answers at once. During the day it can wait a few minutes and answer only if nobody in the office has; the agency chooses.
On the number people already use
Through Meta’s official WhatsApp Cloud API, on the agency’s own number, the one on its website and adverts. We first check the number can be connected without interrupting today’s service.
The same questions for everyone
Buy, rent or sell; the area; the budget, or the address for a valuation; when they want to move. Every renter gets the same questions, and none about children or benefits.
The viewing stays with the negotiator
The assistant offers a time inside each negotiator’s viewing hours, and the negotiator confirms it. Offers, referencing, holding deposits and the tenancy always go to a person.
A note to the right person
Each enquiry becomes a note by email to the branch and the negotiator, and goes into the CRM where the CRM accepts it.
What we measured here
Our own desk count, without contacting anyone: the websites of 30 independent estate and letting agencies, five in each of London, Manchester, Birmingham, Leeds, Bristol and Glasgow, read on 5 October 2026. No agency is named, and a website cannot show who really answers at night.
- 22 of 30 showed nothing that answers out of hours
- They offered a form, an email address or a phone number. 6 already showed a property chat service, and 2 sites did not open.
- Only 5 of 30 linked to WhatsApp
- Yet 17 linked to their Rightmove listings and 11 to Zoopla. Someone who would rather message than call often has no obvious number to write to.
What it costs to run here
Two things cost money to run, whoever builds it: the model that writes the replies, billed by its provider, and Meta’s fee per delivered WhatsApp message. The prices below are Meta’s for people with a UK number; messages people send to the agency are free.

When it is not worth it
- If your negotiators already answer every enquiry within minutes, including evenings and weekends, the gain is small.
- If your agency software already includes an assistant that answers WhatsApp, try that first before adding another.
Questions
Is it safe under the Renters’ Rights Act?
It is built for the rules in force in England from 1 May 2026: it asks every renter the same questions, never asks whether they have children or receive benefits, never invites or accepts an offer above the advertised rent and never states a rent that is not in the advert. GOV.UK guidance puts breaches at up to £7,000 each, and agents acting for the landlord can be fined. Our guide explains each rule.
Does it tell people it is automated?
Yes, in its first message. The ICO asks organisations that use AI on personal data to be upfront about it.
Do you have an office in the UK?
No. Betterlane is based in Dubai and works with UK agencies remotely. Calls are online, in the UK afternoon.
How long until it works?
The first flow is built free in ten days; if it does not do what was scoped, the agency pays nothing and keeps it. Running it after that is agreed before we start.
