How does a website assistant work for real estate brokerages in Miami?

An assistant on the brokerage's website answers questions about listings from the brokerage's own listing data, asks the qualifying questions the brokerage chooses (area, budget range, buy or rent, timing) and offers or requests a viewing. Serious leads go to an agent with a summary. It never negotiates price or gives legal or financial advice.

It answers at the moment the buyer asks, on the listing page, instead of sending them to a form or a phone number. The same flow can also run on WhatsApp or text if your buyers write there. Conversations and lead data stay in the brokerage's own accounts.

How it works here

  1. Collect the listing data

    Address or neighborhood, beds and baths, price, HOA fees, sale or rent, and whether it is still available. The assistant only answers from that data.

  2. Choose the qualifying questions

    The brokerage decides what to ask before a lead is passed on: area, budget range, buy or rent, when they want to move. Nothing beyond what it approves.

  3. Add it to the website

    A chat window on the brokerage's own site, on the listing pages and the contact page. WhatsApp or text can be added on the brokerage's own accounts.

  4. Offer or request a viewing

    If the agent's calendar is connected, the assistant offers times and confirms one. If the brokerage prefers, it only records the request and the agent confirms.

  5. Hand over to an agent

    Offers, price negotiation, financing, contracts or anything outside the listing data go to an agent with a summary of what the buyer is looking for. The buyer gets a polite holding reply.

What we measured here

Our own list research, September 17, 2026: the websites of 149 Miami brokerages on our list, checked for a chat and for online booking. No brokerage is named.

Most brokerage sites send a buyer with a question about a listing to a form or a phone number. An assistant can answer that question while the buyer is still on the page.

Booking a viewing usually means waiting for someone to call back. An assistant can offer the viewing in the same conversation where the question was asked.

What it costs to run here

On a website, the running cost is the model that writes the replies, billed per token by its provider. If the same flow also runs on WhatsApp, Meta charges per delivered message; messages buyers send are free. Text-message carrier fees, the website and hosting are not included.

When it is not worth it

  • If your agents already answer every website enquiry within minutes, including evenings and weekends, the gain is small.
  • If the listing data is not kept up to date and sold or rented properties stay on it, the assistant will offer homes that are gone. Fix the data first.

Questions

Does the assistant negotiate price or give advice?

No. Negotiation, offers, financing, contracts and any legal or financial question stay with the agent. The assistant hands over the lead with a summary and tells the buyer an agent will follow up.

Where does it get the listing information?

From the brokerage's own listing data. When a property comes off the list, it stops being offered. The assistant does not invent properties, prices or availability.

Do you have an office in Miami?

No. Thiago Cavalcanti works remotely, on US hours, 9 am to 5 pm Eastern time, in English, Spanish and Portuguese.

How long until it works?

The first flow is built free in ten days; if it does not do what was scoped, the brokerage pays nothing. Running it after that is agreed before we start.
