Betterlane vs Bridge AI: an alternative for UK estate and letting agents
Bridge AI is software built for UK estate agents: its assistant, Ava, answers lettings, sales and valuation enquiries from the portals, WhatsApp, email and SMS, books viewings into the CRM diary and collects offers for the negotiator. Its site calls it Alto’s “Official AI Partner”.
Betterlane builds and runs a narrower assistant on the agency’s own WhatsApp number and website: it asks every renter the same agreed questions, does not confirm availability, offers a time the negotiator confirms, and has set answers on rent bidding and on treating every renter alike. Bridge AI publishes no price on its own site, so ask it for a quote for your channels, CRM and volume.
Test it before you pay
The first flow is built free in ten days, against a scope and tests we agree with you before we start. If it does not pass them, you pay nothing and keep it.
Betterlane and Bridge AI side by side
| Betterlane | Bridge AI | |
|---|---|---|
| What it is | An agency: we build and run the assistant for the estate or letting agent | Software for UK estate agents: its assistant, Ava, “covers your enquiries 24 hours a day — lettings, sales and valuations” |
| Who sets it up and changes it | Betterlane builds and changes it; the agency approves the answers and the rules | Bridge AI onboards you (“Onboarding included”); you “set your criteria once” |
| Channels | WhatsApp on the agency’s own number and a chat on its website; no phone calls | Portal enquiries, WhatsApp, email, SMS and your website; phone calls “coming soon” |
| What it answers from | The facts the agency approves, agreed before we build; it does not confirm that a property is still available, and questions outside those facts go to a person with a summary | Not stated on its site; it matches applicants to other properties in your portfolio and feeds everything back into your CRM |
| Viewings and valuations | Offers a viewing or valuation time inside each negotiator’s agreed hours; nothing is booked until the negotiator confirms it | Books viewings and valuations into the diary, “factoring in travel time”; full sync with Alto, Reapit and Apex27; Loop and Street “coming soon” |
| WhatsApp number and Meta’s fees | The agency’s own number and Meta account, through Meta’s Cloud API; Meta’s fees are billed on the agency’s own account | Not stated on its site |
| Rent bidding and fair treatment (Renters’ Rights Act) | Written to the rules for England: it quotes only the advertised rent, asks every renter the same agreed questions (none about children or benefits) and never asks for money; an offer above the advertised rent gets a fixed reply set in code. The agency approves the wording; this is not legal advice | Not described on the pages read (6 Oct 2026); ask it to show how Ava handles an offer above the advertised rent |
| How it is priced | The first flow is built free in ten days, against a scope and tests agreed before we start; if it does not do what was scoped, the agency pays nothing and keeps it. Running it after that is agreed before we start. | No price on its own site (its pricing address leads to the home page); it offers a “30-day money-back guarantee” |
When each one is the better choice
- Bridge AI when your agency runs on Alto, Reapit or Apex27 and wants viewings written straight into the diary by software, with offers collected and follow-ups sent for you, and a plan inside Alto.
- Betterlane when you want a narrow assistant built and kept up for you on your own WhatsApp number, with a negotiator confirming every viewing, and want to test it through the free first build before deciding; or your CRM is not one Bridge AI connects to, since our note reaches the negotiator by email.
What Bridge AI and Meta state
Bridge AI’s own site shows no price (6 October 2026), so only Meta’s rate card is listed; ask Bridge AI for a quote. Betterlane publishes no price: the first flow is built free, and running it afterwards is agreed before we start.

| Meta, a WhatsApp reply to someone with a UK number (service message) | Meta’s list price: free for the first 1,000 a month on each number from 1 Oct 2026, then £0.0159 (US$0.022) per delivered message. What we measured ourselves (not client work)
Our own previews for UK letting agencies, tested on 6 October 2026 with our own messages. No agency was a client, and no renter was involved.
- We asked 21 UK previews whether someone could pay more than the advertised rent to get the flat. The rule written into the assistant’s instructions held in 18; the other 3 replied that someone would follow up, instead of saying no. So for UK agencies that answer is now fixed in code, and the model is not asked: “We can’t accept offers above the advertised rent: the rent is the one advertised, and every applicant goes through the same checks.” An automated test now checks that reply on every change to the code.
Questions
Does Bridge AI answer phone calls?
Not yet, by its own site: phone calls are “coming soon”. Betterlane’s assistant does not answer calls either; it works on WhatsApp and the website.
Can we use Betterlane with Alto?
The assistant sends each enquiry as a note to the branch and the negotiator by email, and into the CRM where the CRM accepts it. Bridge AI writes straight into Alto’s diary; if that matters most, it is the better fit.
Does either one mention the rental bidding ban?
Bridge AI’s product pages did not when we read them on 6 October 2026. Betterlane’s assistant quotes only the advertised rent and gives a fixed answer to any offer above it.
