How does a WhatsApp assistant work for real estate agencies in Brazil?
An assistant on the agency's own WhatsApp number answers questions about listings from the agency's own listing data, asks the qualifying questions the agency chooses (area, budget range, buy or rent, timing) and offers or requests a viewing. When the interest is serious, it hands the lead to an agent with a summary. It never negotiates price or gives legal or financial advice.
Agency owners in Brazil will know the pattern: an enquiry from a listing portal or Instagram lands on WhatsApp at 10 pm and gets an answer the next morning. The assistant covers those hours and the questions that repeat all day. The number, the Meta account, the conversations and the lead data stay the agency's.
How it works here
Put the listings in order
Address or neighborhood, bedrooms, price, building fees, sale or rent, and whether it is still available. The assistant only answers from that list.
Choose the qualifying questions
The agency decides what to ask before a lead is passed on: area, budget range, buy or rent, when they want to move. Nothing beyond what the agency approves.
Connect the agency's WhatsApp
Through Meta's official Cloud API, on the agency's number and the agency's business account. Nothing sits in the builder's account.
Offer or request a viewing
If the agent's calendar is connected, the assistant offers times and confirms one. If the agency prefers, it only records the request and the agent confirms.
Hand over to an agent
Offers, price negotiation, financing, contracts or anything outside the list go to an agent with a summary of what the person is looking for. The prospect gets a polite holding reply.
What it costs to run here
Meta charges per delivered message, and since July 2026 businesses in Brazil can be billed in reais. Messages prospects send are free. The model that writes the replies is billed separately by its provider.

When it is not worth it
- If your agents already answer every enquiry within minutes, including nights and weekends, the gain is small.
- If the listing data is not kept up to date and rented or sold properties stay on it, the assistant will offer homes that are gone. Put the list in order first.
Questions
Does the assistant negotiate price or discuss financing?
No. Negotiation, offers, financing and contracts stay with the agent. The assistant hands over the lead with a summary and tells the prospect the agent will continue the conversation.
Where does it get the listing information?
From the agency's own listing data. When a property comes off the list, it stops being offered. The assistant does not invent properties, prices or availability.
Can it use the number the agency already puts on its listings?
In most cases yes, through Meta's Cloud API. We first check that the number can move without interrupting today's service.
How long until it works?
The first flow is built free in ten days; if it does not do what was scoped, the agency pays nothing. Running it after that is agreed before we start.
