Betterlane vs instep.ai: an alternative for UK estate and letting agents
instep.ai sells Ella, an assistant for estate agencies that answers phone calls, WhatsApp, website chat and email around the clock, qualifies enquiries and books them into the negotiators’ diaries. It also triages tenant repair issues and logs calls, and an account manager sets it up with you.
Betterlane does less, on purpose: written messages only, on the agency’s own WhatsApp and website, with set answers on rent bidding and on treating every renter alike, and a negotiator confirming every viewing. instep.ai publishes no price on its own site; asked whether clients will know they are speaking to an AI, its FAQ says Ella “is transparent when appropriate”. Ours says it is automated in its first message; that wording alone does not show when Ella does.

When each one is the better choice
- instep.ai when you want phone calls answered as well as messages, plus tenant repair triage and call logging, set up end to end by an account manager.
- Betterlane when you want written enquiries answered on your own WhatsApp number by an assistant that says it is automated from the first message, with set answers on rent bidding and on treating every renter alike, with a negotiator confirming every viewing, and want to test it through the free first build before deciding.
What instep.ai and Meta state
instep.ai’s own site shows no price (its pricing address leads back to the home page, 6 October 2026), so only Meta’s rate card is listed. Betterlane publishes no price either: the first flow is built free, and running it afterwards is agreed before we start.

What we measured ourselves (not client work)
Our own measurement, without any customer: 945 replies that our previews for estate agencies and clinics gave to our own test messages, 4–6 October 2026, billed by Vercel’s AI Gateway.
- The model that writes the replies cost about US$0.36 per 1,000 replies, an average of US$0.00036 a reply. Each reply read about 5,200 tokens, mostly the agency’s own facts, and wrote about 110.
Questions
Does Betterlane answer phone calls like Ella?
No. Betterlane’s assistant works on WhatsApp and the website. If most of your enquiries arrive by phone, instep.ai fits better.
Does instep.ai work with Alto?
Alto was not in the integration list on instep.ai’s home page when we read it on 6 October 2026; it says it confirms compatibility during setup.
Who sets each one up?
Both are set up for you: instep.ai with a dedicated account manager, Betterlane by building the first flow free in ten days.
