Betterlane vs SalesRook: an alternative for UK estate and letting agents
SalesRook replies on WhatsApp within seconds to portal enquiries, contact forms and missed calls, qualifies the applicant, spots valuation and mortgage leads, and records the viewing time the applicant wants for the negotiator to confirm. It runs on the agency’s own WhatsApp Business number and publishes its prices.
Betterlane’s assistant works the same way on the point that matters most, a negotiator confirms every viewing, and has set answers on rent bidding and on treating every renter alike. The difference is the shape of the service: SalesRook is ready-made software with published plans for many branches; Betterlane builds one scoped flow for one agency and tests it with you first.

What we measured ourselves (not client work)
Our own desk count, without contacting anyone: the websites of 30 independent estate and letting agencies, five in each of London, Manchester, Birmingham, Leeds, Bristol and Glasgow, read on 5 October 2026. No agency is named.
- Only 5 of the 30 linked to WhatsApp, while 17 linked to their Rightmove listings and 11 to Zoopla. A WhatsApp assistant first needs a number people can find: on the website, the adverts and the listing.
Questions
Does SalesRook book viewings into the diary?
Its product page says the viewing preference is recorded for the negotiator to confirm. Betterlane’s assistant works the same way: it offers a time, and the negotiator confirms it.
Where is the data kept?
SalesRook’s own GDPR page says Belgium, on Google Cloud, with US transfers under the UK-US Data Bridge. Betterlane’s assistant runs on Vercel, with its database on Neon, both in São Paulo, Brazil; the agency keeps its number, Meta account and facts. Ask both for a data processing agreement before you start.
Is SalesRook’s price per branch?
No: “No per-branch fees. No per-seat licences.” It charges a monthly plan plus usage tokens, and a one-off onboarding fee.
